Waters Corporation is seeking a highly talented and motivated Sr. Maintenance HVAC Technician to join the Facilities Management team. The Sr. Maintenance HVAC Technician is responsible for all aspects of the maintenance of building HVAC systems in a large office, manufacturing and laboratory facility.


The individual should also be proficient with using a computerized maintenance management system (CMMS) which is used to plan and track asset maintenance to ensure reliable, efficient and sustained operations of all mechanical equipment throughout the facility. Individual should also have experience using a building automation system (BAS) which is used to control and monitor the building’s mechanical and electrical systems.


  • Responsible for all aspects of the maintenance of building HVAC systems. This includes packaged rooftop units, exhaust fans, chillers, cooling towers, condensing units, split systems, terminal units, VAV units, fan coils, boilers, pumps, RODI water system, and laboratory fume hoods.
  • Will perform preventive maintenance, troubling shooting, repairs, and installation of both large and small HVAC Systems.
  • Responsible for properly documenting all preventive maintenance and repairs in the building CMMS system.
  • Will perform work in accordance will established safety procedures.
  • Will perform other building maintenance tasks as required.


  • A valid Massachusetts Refrigeration Technicians license is required
  • Minimum of a High School Diploma or GED is required
  • A valid EPA Refrigerant Certification is required
  • Experience with reciprocating, centrifugal, and rotary chillers up to 400 tons
  • Experience with complex heating and cooling systems in a laboratory environment
  • Experience with building automation systems; Automated Logic experience preferred
  • Must be skilled at soldering, brazing and duct installation
  • Must be proficient in reading control diagrams and troubleshooting of both small scale electric and electronic control system.
  • Strong verbal, written, and customer service communication skills are essential; computer proficiency is a plus
  • Must be highly motivated and able to work independently
